Launch of retail fund ARIF I Ky in 2011

  • In December 2010 a limited liability company ARIF I Ky, managed by Amplion, acquired 49 retail assets from Varna Pension Fund.
  • The assets in the portfolio located all around Finland. The lettable area was 127,000 sqm and the number of lease agreements were about 150. The main tenants were strong retail chains like Kesko, S-Group and SLK (Suomen Lähikauppa). The portfolio is well diversified and it has a strong cash flow.
  • Amplion was responsible for creating the investment vehicle ARIF I Ky, arranging debt and equity financing, carrying out the Due Diligence process as well as closing the transaction. After the transaction Amplion has been responsible for asset management of the portfolio as well as management and administration of the limited liability company.
  • The strategy is to create a well diversified retail portfolio with a strong cash flow and with strong tenants. Amplion will streamline the portfolio by disposing of the assets which doesn't belong to the portfolio (such as office) and by purchasing new retail assets. Active asset management with a focus on leasing has a big role in achieving the goal.
  • The targeted investment volume of ARIF I Ky will be 150 m€.
